We are best utilised from the very outset of the Project giving accurate preliminary cost advice, and advice on procurement routes and risks. Our continued appointment through the tender process, contract document preparation and post contract cost control gives the client the best result in managing his out-turn project cost.

Partner and Senior staff members are Degree or Professional qualification trained.

Employers Agent

Deacon and Jones were one of the first practices in the UK, to take on the role of Employers Agent, and deliver Design & Build Projects.

Deacon and Jones normally carry out the dual role of Quantity Surveyor/Employers Agent, when operating on Design and Build Projects.

A clear knowledge of the role required by the Contract is imperative, and clear liaison with the ultimate client to agree responsibility and action command.

Project Monitor

Deacon and Jones have acted in this role when an separate Design Team is already in place, and a lighter touch independent monitoring role is what the client desires.

The aim here is to, act on behalf of the Client in co-operation with other appointed Consultants with a view to optimising the overall viability of the Project, with particular regard to specification, cost and timescale.

Contract Administration

Deacon and Jones have operated in this role, whilst usually already being employed as the Quantity Surveyor. Under certain forms, where the Architect is not employed for full contract administration, Deacon and Jones have fulfilled this important role, following the contract terms for issuing information, instructions, payment certification, and ultimately reception of the finished building, and managing the Rectification period obligations of the Contractor.

Deacon and Jones have successfully carried out this role for numerous Banks and Financial institutions, who need an independent view on the progress of development, in order to protect and inform the investment funds. The degree of input would be agree early in the appointment, as this can vary depending on client needs.
